Just bought a house — what to buy first.

We split it into three: what to buy before you move in (so you don't lock yourself out or live in the dark), what to buy in the first month (the real-house basics), and what every "new homeowner" list tells you that's actually optional.

Buy before move-in day

Smart deadbolt (rekey day-one — the prior owner has the old key). Smoke detectors (replace any older than 10 years). Carbon monoxide detectors. Fire extinguisher. A real toolbox with basics (hammer, screwdrivers, wrench, drill, drill bits, level, tape measure). Extension cords. A ladder rated for your ceiling height. Flashlight. Outlet tester. Light bulb mix in standard sockets.

First-month essentials

Plunger and snake (one per bathroom). Garden hose. Lawn mower if you have a yard. Air filter pack for your HVAC. Smart thermostat (your old thermostat is probably terrible). Water shut-off valve key. Outdoor security cameras for at least the front door. A second fire extinguisher for the kitchen.

What we'd skip (or wait on)

Smart home full automation (start small with one device). A pressure washer (rent the first time, then decide). Designer doormat (the cheap one works). Yard art. A full "smart appliance suite." Most decor until you've lived in the space a month and know how light moves.

Frequently asked questions

Do I really need to rekey?+

Yes. The previous owner, their family, and possibly their cleaning service all have keys. Spend $200 on a rekey kit or a smart deadbolt — it's the cheapest security investment you'll ever make.

What's the ROI on a smart thermostat?+

Usually 1-2 years on heating/cooling savings. Plus it's much nicer to control.

Should I get a security system day one?+

At least a smart deadbolt + a video doorbell. A full system is a week-one decision once you know the layout.
